[Guide] 10 Ways to Close Sale Smoothly

The steps you take to selling your house are the same as anyone else. This checklist will help keep things in perspective and help you organize your time so that when you move out, your stuff move with you. It also allows the buyer to move in without having to deal with the mess you left behind.

These are ten easy things to check off your little list if you want to close the sale of your house and move on smoothly;



1. Retain all contracts, disclosures and agreements pertaining to and about the sale: Keep these documents in a safe place, you might need them. If there is an unpaid bill or if the buyer for some reason decides to sue you, having all these documents on hand will help mitigate or relieve you of these issues.

2. Clean the house:

It is only good manners to leave the house clean for the new owners. Mop, sweep, scrub and dust everything off. Leave it in a good condition. No excuses.

3. Shut off valves/taps: If you have disconnected your washers, turn off the valves or risk flooding the home. Turn off gas stoves and water taps too.

4. Final walk-through:
It is also good manners when it comes the day to leave, that you do a final walk-through the empty house with your buyers and inform them of the little quirks that only you would know. Does a particular door stick? Which light switch operates which room? Such things are trivial but an important part nonetheless of handing over.

5. Cancel/transfer your insurance:
If you’ve bought insurance for your house, wait until the deed has transferred and you are legally no longer bound to the house before cancelling it. But remember to do this.

6. Cancel utilities: Make sure you get the power turned off before you leave. It will be the buyers’ responsibility to pay to have the power and water turned on, not yours.

7. Cancel subscriptions: 
Newspaper, magazine, cable subscriptions and any other things that you pay to have delivered frequently to your doorstep should be cancelled or transferred to your new home. 

8. Check cabinets/drawers/cupboards:
Check everything thoroughly so you don’t accidently leave something important behind. Check the top of cupboards and dressers. Look at the back and feel for anything that might have slipped in and gotten lodged out of sight.

9. Collect all keys:
The buyer will likely change the lock but all keys that belong to the house, such as drawer keys, garage keys etc, should be collected and placed in the kitchen drawer or in an obvious location so the buyers won’t miss them.

10. Close windows/lock the door:

When you’re ready to leave, close all the windows, shut the drapes, close doors and lock the main gate and door.

It’s really difficult to justify spending more money on outside help when you’re already trying to sell your house to make money. Why would you want to take a percentage of your proceeds and give it to someone to sell it for you when you can just do it yourself and keep 100% of the cash right?

Hiring an agent with years of experience means you get access to the most invaluable tool in his arsenal; his database of potential buyers that have had dealings with the agent and most likely trust him.  So instead of putting up posters and brochures and starting from scratch, the agent can simply send out multiple emails alerting his entire database to the availability of your property. No guarantees of course but certainly better than the usual no database-needle-in-a-haystack alternative.

2. Marketing: 
Good marketing is the difference maker. We see the results of good marketing everywhere when lousy products backed by millions of marketing dollars churn a hefty profit despite them being next to useless. For your property – which is never useless – you can’t rely on the fact that it’s gorgeous alone. It must be dolled up and presented in an aesthetically pleasing fashion and your agent is the go to guy for this. So do yourself a giant favor and find a reputable, experienced and registered estate agent to help facilitate the selling of your home.

Mah Sing's D'sara Sentral hosts property investment, MRT talk

Mah Sing Group Berhad recently held a property investment and MRT talk at the newly launched D’sara Sentral Show Gallery in Star Avenue.

At the event, Mahmood Abdul Razak, Director of Strategic Communications and Public Relations for Mass Rapid Transit Corporation (MRT Corp), presented an overview of the MRT Sungai Buloh-Kajang Line, including the development of the MRT and how MRT affect the property industry. He also provided an update on the construction of the upcoming MRT Line 2.

“We are pleased with the progress achieved thus far. Phase one of the MRT Sungai Buloh-Kajang Line from Sungai Buloh to Semantan is targeted for operation by end of 2016, while phase two from Semantan to Kajang will become operational by 2017. As we move our focus towards the Systems portion of construction, we will ensure that the good progress continues,” said Mahmood Abdul Razak.

The first Klang Valley MRT line to be approved for implementation, the 51km MRT Sungai Buloh-Kajang Line runs from Sungai Buloh through the city centre of Kuala Lumpur, and ends in Kajang. The line will feature 31 stations of which seven will be underground.

President of Malaysian Institute of Estate Agents (MIEA), Siva Shanker discussed the property investing techniques and the importance of investing in properties near urban public transportation system. He also shared his insight on how GST will affect the property market.

“Better connectivity will definitely result in property appreciation at least by 15% especially in the vicinity of MRT stations. This has been proven in countries like Singapore, Hong Kong and Taiwan,” said Siva.

“Say for example, the MRT Sungai Buloh-Kajang Line upon completion will allow trains to serve a corridor with an estimated population of 1.2 million people; this is believed to spur new property developments such as D’sara Sentral, Rubber Research Institute development as well as KL International Financial District in which the developments are along the MRT route.”

Situated within the vibrant hub of Sungai Buloh, the RM938 million D’sara Sentral comprises one block of SOVO (Smart Office Versatile Office), four blocks of serviced residences and lifestyle retail shops.

Notably, D’sara Sentral Serviced Residences comprises of four blocks, with the first two blocks offering 494 units with built-up starting from 809 sq ft and priced from RM538,000.

The first tower is more than 80 percent sold, while the second tower is 60 percent sold within three weeks since its official launch in end-March. Mah Sing will open the last two blocks, which features 444 units with built-up from 752 sq ft and priced from RM600,000, for registration of interest.

To date, the project has witnessed strong take-up rate of around 80 percent for the lifestyle retail shops, while 70 percent of the 322 SOVO units have been sold. With built-up starting from 752 sq ft, the SOVO units were priced from RM600,000.

[Guide] 5 Things People Do that Make Them Lose Their Homes

There are many buyers who do their research before they go into a sale. On the flip side, there are those that don’t bother and instead buy whatever is the cheapest or most convenient without giving consideration as to just how peaceful or rough a neighbourhood could be.

To help you avoid these pitfalls, here are five things people do that causes them to lose their home;

1. Choosing bad agents:
An agent’s top priority is to make money first. Helping you is merely a job function to make that money. As such, you will often meet many agents who’ll try to bribe you with their long list of accolades and accomplishments. Honestly, these things are unimportant. You want an agent that will represent your interest and work hard for you, not an agent who’s looking to make you another successful statistic on their resume. In such a case, a new agent willing to go the extra mile is worth far more than a veteran agent who’ll act as if you’re fortunate to land their services.

2. Wiping out savings:
It is fundamentally a terrible idea to pump every cent into your property and yet many people are guilty of doing just this. Begging and borrowing from friends and relatives for cash to pump into your house is also a terrible idea because you increase your liability. When they do this, they find that they’re living on pay check to pay check and resorting to maxing out credit cards because they can’t afford to pay for anything in cash.

3. Ignoring the professionals:
When an expert in a particular field advises you against putting down money on property, don’t do the opposite. If a financial planner tells you that you lack the funds to satisfy the monthly mortgage, don’t insist on taking loans you can’t cover just to buy your dream house. A good property agent will advise you properly so listen and follow their advice – and do your own research as well to corroborate the information. 

4. Strange financing:
Lower monthly loan payments may leave you with more physical cash but these rates may cost you more cash in the long run. Also, disregarding your loan terms such as not paying your principal loan or ignoring the Good Faith Estimate is a great way to cause problems in the future. Not understanding your loan terms is just as bad. Know that just because certain rates may be low, these are not invitations for you to take them so you can keep more cash for yourself every month. Additionally, taking on a loan you currently cannot sustain on the presumption that you may in the future is a terrible idea.

5. Wrong neighbourhood:
Bad neighbourhoods are usually where the cheapest houses are. These houses are also the worst looking and will cost you the most to remodel. But doing so paints a giant bull’s eye on your property for thieves to invade. Not checking with the neighbourhood cops about the crime rate and seeking advice with your agent on the investment return of the property may come back to haunt you and by then, it’ll be too late. Choosing a good neighbourhood is extremely important.
