[Guide] Should I Hire A Property Agent?
If you’re going to purchase a resale home, it is advisable to acquire the services of a real estate agent. Unless you’ve done this a few times and are very familiar with the legalities, a real estate agent would be better positioned to streamline the process for you.
If you’re still undecided between hiring an agent and going at it alone, we’ve compiled a list of benefits real estate agents can provide.
1-Agent Experience
Experience in the property industry is an invaluable tool. An agent who knows the ins and outs of every deal is someone whom can guide you through the entire process safely.
An experienced agent cannot be deceived easily. He or she will be able to steer you right should the seller attempt to cheat you. The well-trained and professional agent will also be able to go through the paperwork and advise you on legal matters.
2-Personal Experience
Even if you’ve moved houses more times than you can count, you are untrained in the property industry. You may be unaware of new and important real estate legislations or misunderstand them completely. Furthermore, without a professional middleman, personal feelings may come into play during a transaction. Without a real estate agent to act as the middleman, it is possible for the transaction to go sour.
While you may cut out the agent fees from the process, you end up having to view, negotiate and handle all the paperwork on your own. All of this translates to time spent. Additionally, if you’re not well versed in legal language, you run the risk of handling it incorrectly.
3-Professional Network
A good agent who has been in the industry for a long time will have an extensive list of contacts to share with you. Contractors, interior designers and decorators are just some of the types of people a good agent may know. Additionally, they may know people in finance institutions who can provide you with a better housing loan.
They may not directly recommend an individual but they can give you a list of all reliable contacts with a suitable amount of background information. This list will make all the difference in maximising your time and effort spent.
4-Personal network
You either have this or you don’t. Some contacts are literally personal; friends and relatives working in the relevant industry. They may be willing to give you a discount but working with close friends and relatives is always a tricky situation. Especially where money is involved.
If you do not have contacts, it’s almost a given fact that you’re going to spend a lot of time and money finding suitable people to work on your home.
5-Verdict
Going at it alone may seem like a hassle-free decision but in reality, unless you’ve worked in the real estate industry extensively, it may very well result in you doing more work and spending more money. Finding a credible real estate agent will take time but a good agent will be an invaluable asset in guiding you through the process of buying or selling a house.
Other than being the middle man who handles the transactions and paperwork, he will also filter out all undecided and fair-weather applicants from the genuine ones. This saves you a lot of time.
That is the biggest thing hiring a real estate can do for you; save time.
